Project Description
Ground-up construction for the second phase of Archway Commons, an affordable housing development in Modesto, CA. Phase two consists of 74 new 1-, 2-, and 3-bedroom affordable rental apartments within nine two-story buildings located on 3.17 acres.
This brand new community consists of seven (7) apartments for individuals and families who have completed the assistance and training program by the Downtown Streets Team or 30% Area Median Income (AMI) and sixty-four (64) apartments for individuals and families earning at or below 60% of the Area Median Income (AMI). In total, the buildings encompass 70,465 square feet. Archway Commons II was constructed to achieve a GreenPoint Platinum rating and will target Zero Net Energy, generating enough energy onsite through PV/Solar panels installed atop of the roofs and carports to offset 100% of the common and residential load.
Features of the Archway Commons II affordable housing community include:
- 70,465 Square Feet
- GreenPoint Platinum Rating
- Play Structure/Tot Lot
- Targets Zero Net Energy
- Basketball Court
- Open Space Courtyards
This project is built adjacent to the existing Archway Commons affordable housing community which we built in 2013. Phase 2 will share amenities with Phase 1, including a community room, computer lab, swimming pool, BBQ, and recreation areas.
